What does pre-construction mean?

Pre-construction (or "new construction") means buying a home directly from the builder before or during construction, rather than an existing resale home. You reserve your unit and floor plan early, pay a staged deposit, and close once the home is registered and ready.

What is VIP or Platinum access?

Platinum and VIP are the earliest sales stages, before a project is released to the public. Buyers at these stages typically get the first release of floor plans, the builder's best pricing, and incentives such as capped development charges or extended deposits. Registering early is how you get in at that stage.

How much deposit do I need for a new build in the GTA?

Most GTA builders use a staged deposit spread over several months rather than one lump sum, and condo and freehold structures differ. Some launches offer extended-deposit incentives. I'll walk you through the exact structure for any project before you sign.

Does it cost more to buy through an agent?

No. The builder pays the agent's commission, so you pay the same platinum price whether you register on your own or with me — but you also get independent advice on floor plans, pricing and resale potential.
