Pre-construction means buying a brand-new home — condo, town or freehold — before or during construction, typically with a staged deposit and an interim occupancy period before final closing. Across the Greater Toronto Area, buying early at the VIP or Platinum stage is how you access the first release of floor plans and the builder's best pricing and incentives.
I work directly with builder sales teams throughout the GTA, so you get platinum pricing with honest, project-by-project advice. Browse current projects above, or register for first access to launches — often before they're public.
Pre-construction (or "new construction") means buying a home directly from the builder before or during construction, rather than an existing resale home. You reserve your unit and floor plan early, pay a staged deposit, and close once the home is registered and ready.
Platinum and VIP are the earliest sales stages, before a project is released to the public. Buyers at these stages typically get the first release of floor plans, the builder's best pricing, and incentives such as capped development charges or extended deposits. Registering early is how you get in at that stage.
Most GTA builders use a staged deposit spread over several months rather than one lump sum, and condo and freehold structures differ. Some launches offer extended-deposit incentives. I'll walk you through the exact structure for any project before you sign.
No. The builder pays the agent's commission, so you pay the same platinum price whether you register on your own or with me — but you also get independent advice on floor plans, pricing and resale potential.
New GTA launches sell out fast at the best pricing. Register and I'll send you price lists, floor plans and incentives — often before they go public. No cost, no obligation.
