Deposit Structure Explained
Unlike resale (where you put down ~5% at signing), pre-construction deposits are paid in stages, usually totalling about 15–20% of the price over the first year or so. This is one of the biggest advantages — you have more time to save.
A typical condo deposit schedule

Is my deposit protected?
Yes. For new condominiums in Ontario, deposits are protected and held in trust under the Condominium Act and Tarion deposit coverage, up to program limits. That means if the builder cancels, your deposit is returned. Freehold deposit protection works differently — your lawyer will confirm how yours is held.
