Benefits of Buying Pre-Construction
Pre-construction isn't just "a new home" — the structure of the purchase itself creates advantages you can't get buying resale.

The biggest advantages
- Lock in today's price. Your purchase price is fixed at signing, even though you close years later.
- Extended deposit timeline. Pay ~15–20% spread over months — more time to save than a resale deal.
- Brand-new everything with full Tarion warranty (up to 7 years on major structural items).
- Choose your finishes — floors, cabinets, counters and upgrades while it's being built.
- Potential appreciation during construction (not guaranteed, but historically common in the GTA).
- Lower maintenance and modern energy efficiency in the early years.
- 10-day cooling-off period on new condos in Ontario — time to review with your lawyer.
For investors
Investors can benefit from leverage (controlling an asset with a small deposit), appreciation during the build, and a tenant-ready unit on completion. Tax and HST rules differ for investors — see our HST Rebate guide.
Frequently Asked Questions
Will my home be worth more when it's built?
It may be — historically GTA pre-construction has often appreciated during the build — but appreciation is never guaranteed and depends on location, market conditions and timing. Buy a home you're happy to own, not just to flip.
What is the cooling-off period?
New condominiums in Ontario come with a 10-day rescission ("cooling-off") period after you sign, during which you can cancel for any reason and get your deposit back. Most freehold pre-construction does not include one, though some builders offer it.
