Overview

Ontario charges Land Transfer Tax on home purchases; Toronto adds a second municipal LTT. First-time buyers qualify for a provincial rebate of up to $4,000 and, in Toronto, an additional municipal rebate of up to $4,475.

Eligibility

✓  First-time home buyer, 18+
✓  Canadian citizen or permanent resident
✓  Occupy the home as principal residence within 9 months
✓  Have never owned a home anywhere in the world

Benefits

★  Up to $4,000 provincial LTT rebate
★  Up to $4,475 additional Toronto municipal LTT rebate
★  Often claimed automatically at closing by your lawyer

How to Apply

→  Tell your real estate lawyer you're a first-time buyer
→  The rebate is usually applied at closing
→  If not, apply to the Ministry of Finance within 18 months
