Most people assume language is about comfort — being able to chat easily on the phone. In a real transaction it is about money and risk.
A GTA purchase runs on precise language: a financing condition, a status certificate review, an inspection clause, an irrevocable date, a deposit deadline. On a multiple-offer night you may have minutes to decide whether to remove a condition or raise your price. If you are translating that in your head while the clock runs, you are not deciding — you are guessing.
When your realtor speaks your language, you stop translating and start deciding — and your parents can ask their own questions, directly, instead of hearing a summary afterwards.
That last one matters more than people expect. In many South Asian families a home is a joint decision. If one person is translating for everyone else, details get softened — and someone ends up agreeing to something they did not fully hear.

These are normal, common requirements — not unusual requests. They belong in the search from day one, and you should never have to justify them.

In Ontario a REALTOR® can be a Salesperson, a Broker, or a Broker of Record — the person legally responsible for the brokerage, and the most senior licence class.
How to verify: Look them up free on the RECO public registry.
Speaking Gujarati socially is not the same as explaining a financing condition or a multiple-offer strategy in Gujarati. That is where money is won or lost.
How to verify: Ask them to explain one clause of the Agreement of Purchase and Sale in your language.
GTA pricing changes street by street. An agent who works Brampton daily reads a Brampton offer night differently than one who visits occasionally.
How to verify: Ask what sold on that street in the last 90 days — and why.
Years licensed is not the same as deals closed. Volume tells you how many negotiations they have genuinely sat through.
How to verify: Ask for transactions completed, not just years in business.
The right agent slows you down when the numbers do not work. Pressure to "buy now before you miss out" is a warning sign, not service.
How to verify: Notice whether your first meeting is a consultation or a pitch.
On some teams you sign with a name and then never see them again. You should know who is writing your offer.
How to verify: Ask directly: who attends my showings, and who negotiates my offer?
Every Ontario REALTOR® licence is public. Look up any agent free on the RECO (Real Estate Council of Ontario) registry before you sign anything.
The honest answer: there is no official "best." No board, no regulator and no ranking body awards that title — so any agent who claims it cannot prove it.
The better question is which REALTOR® is right for you. Judge on the six things above: licence class, real working fluency, depth in your specific neighbourhood, transactions actually closed, whether they educate or pressure you, and who personally shows up for your showings and offers.
