Welcome to tejthakor.ca. By accessing or using this website, you agree to these Terms of Use. If you do not agree, please do not use the site. These terms are operated by Tej Thakor, a licensed real estate Broker with Royal LePage Terra Realty, Brokerage ("we", "us", "our").

1. Informational Purpose Only

The content on this website — including blog posts, guides, calculators, market commentary, and pre-construction information — is provided for general informational and educational purposes only. It does not constitute legal, financial, tax, mortgage, or professional advice, and must not be relied upon as a substitute for advice from a qualified professional.

2. No Agency Relationship Without a Written Agreement

Using this website, contacting us, or submitting a form does not create an agency, client, or fiduciary relationship. A working relationship is established only through a signed written agreement. This website is not intended to solicit clients already under contract with another brokerage.

3. Property Listings & Market Data

Listing information may be sourced from third parties, including the Toronto Regional Real Estate Board (TRREB) and related data feeds. While we strive for accuracy, listings, prices, availability, and details are not guaranteed and are subject to change or withdrawal without notice. Always verify property details independently before relying on them.

3A. Virtual Office Website (VOW) Listing Access

Password-protected areas of this website (the "VOW") provide access to Multiple Listing Service® (MLS®) listing information — including active listings and, for registered users, sold and leased history — made available through the Toronto Regional Real Estate Board (TRREB) under its VOW rules. By registering for and using the VOW, you (the "Registrant") agree to the following terms, in addition to the rest of these Terms of Use:

• Consumer relationship & lawful purpose. You are a bona fide prospective buyer, seller, or tenant accessing the VOW for your own personal, non-commercial real estate purposes, and you acknowledge a lawful consumer relationship with Tej Thakor, Royal LePage Terra Realty, Brokerage.
• Registration & account security. You will provide accurate registration details (name, email, and phone number), verify your email address before access, keep your password confidential, and not share your account or access with anyone else. One account per person.
• Permitted use only. Listing information is provided solely for your personal, non-commercial use. You may not copy, reproduce, redistribute, retransmit, repost, publicly display, frame, sell, license, or otherwise transfer any listing information to any other person.
• No scraping or bulk collection. You may not scrape, harvest, data-mine, spider, or use any automated means to access, download, or collect listing information, and you may not use it to populate or contribute to any database, product, or service.
• No commercial or competing use. You may not use the VOW or its data for any commercial purpose, or to build or support a product or service that competes with TRREB, its members, or REALTOR.ca®.
• No contacting other parties. You may not use listing information to identify, contact, or solicit property owners, listing brokerages, or other parties.
• Seller display choices. Some listings, or their street addresses, are withheld from internet display at the seller's request and will not appear on the VOW.
• Sold & leased data. Sold and leased prices and history are made available to registered users only, in accordance with TRREB VOW rules, and are subject to all of the use restrictions above.
• Ownership & trademarks. Listing information is owned by TRREB and its members and is provided under licence. MLS®, Multiple Listing Service®, REALTOR®, and associated logos are trademarks owned by The Canadian Real Estate Association (CREA) and/or TRREB and identify the professional services rendered by their members.
• TRREB as third-party beneficiary. You acknowledge that TRREB (and, where applicable, CREA) is an intended third-party beneficiary of these VOW terms and may enforce them directly against you.
• Accuracy. Listing information is deemed reliable but is not guaranteed to be accurate or complete and should be independently verified.
• Suspension & termination. We may suspend or terminate your VOW access at any time, including for any breach of these terms. Sessions expire automatically after a period of inactivity (currently 60 minutes).
• Communications. By registering, you consent to receive account, listing-alert, and follow-up communications from us; you may unsubscribe from non-essential messages at any time.

4. Calculators & Estimates

Our mortgage, land transfer tax, closing cost, HST/rebate, and net-sheet calculators provide estimates only, based on the figures you enter and general rules that may change. Actual costs, rates, taxes, and rebates depend on your specific circumstances and current law. Confirm all numbers with your lawyer, mortgage professional, or accountant.

5. Intellectual Property

All content on this site — text, graphics, logos, photography, branding, and design — is owned by or licensed to Tej Thakor and Royal LePage Terra Realty, Brokerage, and is protected by copyright and trademark law. You may view and share content for personal, non-commercial use, but may not copy, reproduce, republish, or distribute it without our written permission. Royal LePage® and related marks are the property of their respective owners.

6. Acceptable Use

• Do not use the site for any unlawful, fraudulent, or harmful purpose;
• Do not attempt to gain unauthorized access, scrape data at scale, or interfere with the site's operation or security;
• Do not submit false information or impersonate another person through our forms;
• Do not transmit spam, malware, or any malicious code.

7. Third-Party Links

Our site may link to third-party websites and resources (for example, government pages, Tarion, HCRA, mortgage tools, or social media). We provide these for convenience only and are not responsible for the content, accuracy, or practices of those external sites.
